Built in the village. Writing across every RSF micro-market.

Yoshizumi Insurance Agency was founded in Rancho Santa Fe in 2013 — and most of our work still happens here. The office is on La Granada in the Badger Building, two blocks from the Covenant entrance and the Inn. We're a five-minute walk from the village shops, ten minutes from the Rancho Santa Fe Golf Club, and the same drive time to most homes inside the Covenant, Fairbanks Ranch, The Bridges, Cielo, Crosby Estate, Rancho Pacifica, and Santaluz.

That proximity matters. RSF is not a generic insurance market. Each gated community has its own architectural review, its own access protocols for adjusters, and its own underwriting profile. Estate properties in the Covenant — many of them 70-plus years old, some designated Mills Act historic — require carriers who understand higher replacement-cost-per-square-foot than new construction. Equestrian estates in Fairbanks Ranch need separate dwelling-cost calculations for barns, stables, and riding rings. Ridgeline homes in Cielo face brush-mapping exposure that admitted carriers walked away from after the 2023 CalFire remap.

The fire-mapping reality

If you live in Rancho Santa Fe and your renewal letter just arrived with a 2-3x premium increase — or worse, a non-renewal notice from State Farm, USAA, or Allstate — you're not alone. CalFire's 2023 brush-score remap moved most of RSF into elevated wildfire risk tiers. Carriers that had quietly tolerated the area for decades pulled back simultaneously. The result: a hard market where finding coverage at all became more important than shopping for the best rate.

Yoshizumi Insurance Agency built specialty E&S market relationships specifically for this moment. We write fire-mapped RSF homes that other agencies turn away. We use the California FAIR Plan as a wrap-around when the admitted market won't write you. We restructure deductibles, wildfire-specific endorsements, and replacement-cost methodologies so the policy actually pays out the way you'd want it to.

The neighborhoods we know cold.

We've written homes in every one of these communities. Each link goes to a neighborhood page with the underwriting context specific to that micro-market — architectural standards, fire-zone exposure, HOA review requirements, and the carriers that still write there.

  • The Covenant — The original 1928 Lilian Rice plan. Mills Act and historic preservation expertise.
  • Fairbanks Ranch — 24-hour gated equestrian community. Stables, guest houses, custom estate underwriting.
  • The Bridges at Rancho Santa Fe — Robert Trent Jones Jr. golf community. HOA-coordinated underwriting.
  • Cielo — High-elevation gated community. Mandatory defensible-space underwriting documentation.
  • Rancho Pacifica — One of RSF's most exclusive gated communities. Ultra-high-value specialty carriers.
  • The Crosby Estate — Schmidt-Curley golf community on the historic Bing Crosby ranch.
  • Santaluz — Rees Jones golf community spanning Village townhomes to Summit ridgeline custom estates.

What we do in Rancho Santa Fe.

Every personal and commercial line, written through whichever of 30+ carriers fits your property and your situation. The headline categories:

Why neighbors keep referring us.

Most of our new RSF clients come from referrals — by realtors, by neighbors, by the contractors and attorneys who work with us on the back end of complex claims. The model is simple: every quote is shopped across 30+ carriers, every policy is hand-built around the actual property, every claim is handled by Kiyoma personally from the first call through close, and every renewal is re-shopped automatically each year. No 1-800 line. No churn pricing. No policy that exists only because it was the carrier we were paid to sell.

It's the boutique-agency model, scaled for the moment Rancho Santa Fe finds itself in. If you've been looking for an independent insurance broker near me in Rancho Santa Fe, this is the agency. If you've been quoted by a carrier captive agent who told you "no one writes this property," this is the agency. If your realtor recommended you call the broker who actually closes escrows on time, this is the agency.

The questions RSF homeowners ask us this year.

My RSF home was just non-renewed. Can you help?

Yes — that's most of what we do in RSF. We have specialty market relationships for fire-mapped Covenant and gated-community homes that admitted carriers no longer write. Send the address and your declarations page and we'll tell you what's possible the same day.

Do you write Covenant homes with historic designations?

Yes. Mills Act and historic preservation properties require carriers who understand higher replacement-cost-per-square-foot due to architectural standards and original material sourcing. We work with several.

How do you handle gated-community access for inspections and claims?

We coordinate directly with the HOA gate. For Fairbanks Ranch, The Bridges, The Crosby, Cielo, Santaluz, and Rancho Pacifica — we have established access protocols so adjusters get in without issues.

Can you write coverage on an RSF property with equestrian facilities?

Yes. Detached barns, stables, riding rings, and tack rooms each require separate dwelling-cost calculations. We've written estates with full equestrian operations from Fairbanks Ranch to Cielo.

What's your turnaround on an RSF escrow?

Same day in most cases — often within 4 hours of receiving the declarations page and rebuild estimate. We prioritize escrow-sensitive transactions because we work with local realtors weekly.

Do you have an office in Rancho Santa Fe?

Yes — 6119 La Granada, Suite A-2, in the Badger Building in the village. Two blocks from the Inn. Walk-ins welcome during business hours.
